HB Land has continued its expansion in Victoria, securing a significant 23.72 -hectare development site in Batesford, located within the rapidly evolving Western Geelong growth corridor. The transaction marks a strategic move into one of the region’s most significant future residential precincts, with the site forming part of the proposed Creamery Road Precinct Structure Plan.
Situated just 10 kilometres from the Geelong CBD and offering seamless access to Melbourne via the Geelong Ring Road and Princes Freeway, the site is ideally placed to capture strong buyer demand across both local and metropolitan markets. Identified as part of the initial development front within the Greater Geelong City Council’s Future Western Geelong Growth Strategy, the project is well positioned to benefit from early infrastructure delivery and continued population growth in the region.
The proposed development will deliver approximately 374 residential lots, alongside key community infrastructure including a future government school site, local parkland and a community hub. The site provides strong development efficiency, while its integration within a broader masterplanned precinct supports the creation of a well-connected and liveable neighbourhood.
HB Land Develpment Director – Victoria, Josh Munro, said the purchase reflects the HB Land’s continued focus on building a strong pipeline of projects across Victoria. “This acquisition is an important part of our mid-term Victorian pipeline, securing a well-located site within a key growth corridor,” he said. “We see strong long-term potential in the Geelong region and are committed to delivering a quality residential outcome that aligns with future community needs.”
The Batesford project is set to play a meaningful role in delivering new housing supply in Greater Geelong, reinforcing HB Land’s ongoing investment in strong markets. While the project remains subject to finalisation of the Precinct Structure Plan, HB Land has undertaken extensive due diligence to position the development for success. With civil works anticipated to commence in 2028 and first land settlements expected from 2029, the project aligns with broader infrastructure delivery across the precinct.
Once complete, the Batesford community will offer well-connected homesites within a thoughtfully planned and emerging residential destination.
