- Major 181ha masterplanned site at Elimbah secured in a $318.5 million transaction
- Project to deliver approximately 1,400 residential lots and 64 business/industrial lots
- Strategic location in a high-growth Moreton Bay corridor with direct Bruce Highway access
- Featured in the Australian Financial Review and Courier Mail as a landmark development deal
A landmark development opportunity in Brisbane’s northern growth corridor has been secured, with HB Land acquiring a 181.36-hectare site at Elimbah for $318.5 million. The transaction, which has been featured in both the Australian Financial Review and Courier Mail, highlights the scale of ongoing investment in South East Queensland and the increasing demand for large-scale, masterplanned communities capable of delivering both housing and employment outcomes.
As reported, “HB Land has paid $318.5 million for a massive development site that will deliver 1400 residential lots and 64 business plots.” The site, located just off the Bruce Highway at the intersection of Pumicestone and Clinker Roads, will be developed by HB Land.
Planned for launch in 2027, the project is positioned just 250 metres from the Bruce Highway, with outstanding exposure to both Pumicestone Road and the highway corridor. Located approximately 45 minutes from the Brisbane CBD, 35 minutes from the Sunshine Coast and 30 minutes from Brisbane Airport, the project offers outstanding connectivity and future growth potential.
The article further noted the strategic significance of the opportunity, stating: “With approvals already secured for the initial stages and the ability to ultimately deliver up to 1,400 homes, the project is exceptionally well positioned to address ongoing housing demand in one of South East Queensland’s strongest growth corridors.” Importantly, the vendor’s commitment to delivering key trunk infrastructure, including water, sewer and road upgrades, significantly reduces development risk and accelerates delivery timelines, with full servicing expected by early 2027.
Beyond residential supply, the scale and diversity of the project also support long-term employment growth. As highlighted in the coverage, “Industrial land of this scale, approval status and proximity to the Bruce Highway is exceptionally scarce in the Moreton Bay corridor.” The inclusion of more than 25 hectares of mixed industry and business land, alongside general industrial zoning and an approved service centre, positions the development as a major integrated community.
