HB Land has expanded its presence in Victoria’s high-growth northern corridor, securing a 15.75-hectare residential development site in Donnybrook. Acquired directly from the Bathla Group, the site comes with approval for a 111-lot subdivision and sits within the English Street Precinct Structure Plan, an area earmarked for continued residential growth within Melbourne’s urban growth boundary.

Positioned approximately 35 kilometres from the Melbourne CBD and 28 kilometres from Melbourne Airport, the project offers strong connectivity while benefiting from the momentum of surrounding development activity. The site itself is well-suited to residential delivery, with key services available for connection at the boundary, supporting an efficient pathway to development.

A key feature of the project is its environmental integration, with approximately 7.86 hectares to be dedicated to council as a conservation reserve adjoining Merri Creek. This significant green space not only enhances the natural character of the site but also contributes to long-term environmental outcomes for the broader community, reinforcing the project’s balance between development and sustainability.

HB Land’s Development Director – Victoria, Josh Munro, said the project represents an important addition to the company’s growing Victorian portfolio. “It is very pleasing to expand our Melbourne portfolio with a quality infill site in a growing area,” he said. “The project presents a strong opportunity to deliver well-located homesites that respond to market demand while integrating with the surrounding natural environment.” The development also acknowledges its proximity to the Melbourne–Sydney rail line along the eastern boundary, with select allotments appropriately designed and positioned to accommodate acoustic requirements, ensuring a considered and practical outcome for future residents.
