Final land released at Brisbane infill development

For people looking for a brand-new home close to the Brisbane CBD, new land has hit the market in Calamvale, creating an opportunity not to be missed.

Developer HB Land has released 49 blocks in what is being recognised as a “very unique” opportunity for Brisbane buyers.

A region in demand

South East Queensland is one of Australia’s most liveable areas — and it’s become a popular location to call home in recent years.

Anne Flaherty, realestate.com.au economist, says demand in the area on the back of record interstate migration – with little sign that trend is set to end any time soon.

“South East Queensland has seen an astronomical growth in demand since the pandemic began,” Flaherty explains. “We have always seen a lot of people migrating north from Victoria and New South Wales, drawn to the area for its weather and lifestyle. But in the past two years, that migration has really accelerated, driving up demand for property in the area.”

At its peak, the volume of enquiries in Queensland for house and land projects was five times higher than pre-pandemic levels, PropTrack data reveals. Demand for land has also skyrocketed at the same time land supply has dwindled, Flaherty explains.

“Basically what we have seen, particularly within the greater Brisbane area, is that fewer land lots are coming up,” she says. “Ultimately, that means land is in short supply, and that’s really making it more competitive to buy and driving up the value of land.”

Given this land shortage it’s no wonder the Sunvale release is causing a stir — especially with so much to offer.

Situated 40 minutes drive from the CBD, it has plots ranging from 300 sqm to 675 sqm.

Buyers have the added security of knowing everything they need already exists in the surrounding community, including shopping centres and cafes.

Within a few kilometres, there are multiple schools and, colleges, sports clubs.

Plus, it offers easy access to motorways so residents can quickly jet off to the Gold and Sunshine Coasts.

Flaherty says the new land release at Sunvale presents a rare opportunity for buyers who are looking to build their dream home in the city.

“It’s quite rare — we normally see land releases further out,” she says. “Whether on the city fringe or in greenfield suburbs. But to see a land release this close to the city, in quite an established market, is unique — it is something that will be very appealing to buyers.”
